The real estate valuation is the intermediary authentication service for the real estate profession, which was born with the development of the real estate economy. It has now played an important role in China¡¯s market economy development, which covers the economic activities such as land use right grant, real estate transfer (including the forms of purchase and sell, exchange, donation, and debts), relocation compensation, leasing, mortgage, pledge, insurance, taxation, compulsory purchase, damage compensation, division, merger and acquisition, dispute, judicial involvement, as well as the cooperation, merger and acquisition, separation, leasing operation, restructure and liquidation of joint ventures.
Since the establishment of SUREA, we have provided thousands of valuations to both domestic and foreign clients in Shanghai and other major cities across China. Furthermore, we have made progress in expanding business with foreign clients. Over the past few years, we have completed thousands of projects relating to the real estate and land valuation, amongst which several were large projects with the value over RMB 100 million. During the actual valuation practice, we focus on constant exploration and innovation. For instance, for the valuation of open market land value of Pudong International Airport, we have completed the valuation of the land price of the airport by different detailed planning schemes, and provided the client with reliable proofs to determine the value-maximized land utilization pattern through our broad collection of materials concerning the plan and construction of airport lands, the data of potential impacts on the regional economic development of the construction of airport lands both at home and abroad, and the professional knowledge on land and airline economic theory. In addition, during the land valuation for the 830,000-square-meter villa project ¡°Star of Taihu Lake¡± in 2001, we introduced advanced real estate development concept from foreign countries, reviewed the impact of the development construction on the environment around the Taihu Lake in a directional way, made an objective comment on the future development of the villa market, and finally provided our client with professional, correct and detached investment suggestions on the project development. In 2003, we undertook the valuation project of the 1,200-square-kilometer lands in Chongming Island for Chongming Cross-river Tunnel Project. Through abundant data on the impact of major municipal projects on land value, as well as the selection of multiple data calculation and demonstration from various methodologies, we provided our client with high-level and professional valuation consulting report which was a solid foundation for the government¡¯s decision-making.
Furthermore, we have also been involved in a number of key relocation valuation projects, such as the development along the both banks of Huangpu River, restructure of Waitanyuan, and the development of the South Bund. Based upon relevant appraisal regulations and objective open market value, we provided reasonable and correct valuation conclusion. The professional demonstration and careful analysis have won the recognition by both the relocation residents and developers.
